NRI investor's Ghaziabad cost worries

Spent the whole weekend checking out Amaatra Group projects in Vaibhav Khand online from Dubai. I'm looking at a 2BHK, maybe ₹70L. What's the real total acquisition cost there? I'm worried about hidden charges that only pop up at possession, like extra PLC or utility hookups. How much do stamp duty, registration, and all those other 'small' charges actually add up to on top of the base price? For someone based abroad, these surprises are a headache. Any advice on spotting these early?
