Is secondary market negotiation in Gurgaon actually effective for an NRI buyer, ya fir builders ka fixed-price drama hi chalta hai? I'm based in Dubai, planning to invest in a 3BHK around DLF Phase 5, budget ₹2 Cr tak. Everyone glorifies new launches, but I'm thinking resale mein better deal mil sakti hai. SS Group projects ya aise established areas mein, can you actually knock off 5-10% from listing price? Or is that just wishful thinking? Plus, what are the real hidden charges beyond stamp duty and registration? OC, maintenance, power of attorney costs, builder ka 'miscellaneous' fees – it all adds up. Need ground truth, can't do site inspections myself. Change my mind if secondary market isn't the smart play.
