Are NRI investors actually seeing decent ROI in Mohali, or is it mostly just broker talk? I work in this space but buying for myself, it feels different. Thinking of a 3BHK in Sector 82 or near Golf Course Extension. Is it worth buying without physically being there, especially with construction delays from some big names like Emaar?

It's a mixed bag in Mohali. Some projects have done well, others are stuck. Do your homework, check RERA, and maybe visit once before committing. Don't rely solely on online info.

U8 is right. Rental yield will likely not cover your EMI. Plus, consider maintenance charges, property taxes, and potential vacancy periods. These all eat into your 'returns'. Always factor in these hidden costs.
Rental yields in Mohali, especially in newer sectors like 82, are generally in the 2-3% range of the property value, maybe 3.5% if you're lucky. This is often not enough to cover your EMI, which is usually 7-8% of the property value per annum. So, you'll be relying heavily on capital appreciation. Gurugram mein toh rentals thode better hain, but property prices are insane there. For NRIs, buying without physically seeing the property or checking builder's past records is a huge risk. Get someone reliable to do due diligence.
Meri personal story suno. Ek friend ne 2018 mein Sector 82 Mohali mein ek 3BHK book kiya tha, builder ne 2021 ka possession bola tha. Abhi tak possession nahi mila hai, aur rent bhi itna nahi aa raha ki EMI cover ho jaaye. Capital appreciation bhi utni nahi hui jitni projections dikhayi thi. RERA complaint file ki hai but process is slow. Kya kisi aur ko bhi Mohali mein similar experience hua hai, especially with delayed possession from big developers?
Absolutely! Airport Road (Gurgaon side) pe bhi same haal hai, delays everywhere. Bahut frustration hoti hai.
Haan yaar, Mohali mein yeh common hai. Mera cousin bhi ek project mein stuck hai Phase 7 ke paas. Builder ne bola tha 2022 end tak ho jayega, ab 2024 aa gaya hai aur abhi bhi finishing work chal raha hai. Gurugram mein toh fir bhi thoda better hai situation for some projects, but delays are everywhere. It's a nightmare for first-time buyers.
Totally agree with the post! Emaar jaise bade names bhi construction delays karte hain, toh small builders ka kya hi kehna. As a first-time buyer, it's so confusing to trust anyone, especially when you can't be there physically to check progress.
NRI investors ka toh pata nahi, but bhai, yeh brokers ka ROI figures toh bas hawa mein hi hote hain. Real returns kaafi alag hote hain ground pe.
