Did a virtual site visit to GR Regent Park last week from Dubai. As an NRI investor, I'm trying to gauge the ground reality for investment. Brochure mein toh sab kuch great lagta hai, but actual possession pe kitni amenities deliver hoti hain vs what was promised? Is the clubhouse genuinely used daily, ya bas ek ghost facility hai? For investors like me, ROI aur tenant attraction important hai, aur yeh amenities usme help karti hain. Also, maintenance charges ka kya scene hai? Does the service quality justify the cost long-term? Not sure if these amenities actually drive premium pricing for resale. I can't do a physical inspection myself, so your experiences are crucial. NRI bhai, your concerns are super valid. Brochure mein toh sab gold plated dikhta hai, but ground reality alag hoti hai. GR Regent Park toh 2017 mein possession mila tha. Uss time jo amenities promise ki hongi, aaj ki date mein unka kya haal hai, yehi asli question hai. Maintenance charges bhi ek hidden cost hai jo ROI kha jaati hai. Kya aapne builder ka track record check kiya?
