I'm based in Dubai. Supertech's delays are infamous, right? What about ATS? Are they better with timelines? Honestly not sure which builder to trust for on-time possession. Any thoughts?

Before investing, get a lawyer to review the builder-buyer agreement. Don't sign anything without understanding the terms and conditions.
So, back to the original question: ATS or not? Seems like consensus is 'better than Supertech, but still expect delays'. Do your research, check RERA, and pray!

Sector 75 mein around 6500-7500 per sqft chal raha hai, depending on the project and location.

One thing I learned the hard way: check the carpet area, not just the super area. Builders often inflate the super area to make the property seem bigger.
Guys, what about Godrej? Are they more reliable? Anyone has experience with them in Noida?
Godrej is definitely a better option compared to Supertech. But their prices are also higher. You pay for the brand and (hopefully) better quality and timelines. But still, do your due diligence.
Mera toh experience kharab raha. Booked a flat with Supertech in 2018, abhi tak possession nahi mila. Case file kiya hai RERA mein. Let's see what happens.

Check the builder's financial health before investing. Many of these builders are heavily indebted, which is why they delay projects. A financially stable builder is more likely to deliver on time.
Don't trust anyone blindly. Check RERA records, visit the site yourself (or have someone you trust do it), and talk to existing residents if possible. Yeh builders toh sab chor hain.
I'm also an NRI and faced similar issues. I invested in a project in Sector 150 4 years ago, promised possession in 2021, still waiting. The builder keeps giving new excuses. So frustrating!
Sector 150 is developing fast, but delays are common. Metro connectivity is a big plus though. Once operational, it will boost prices.

True that! Supertech is a nightmare. My friend invested in their project near Pari Chowk and is still waiting for possession after 5 years!
Bhai, which project are you looking at? Sector matters a lot. Sector 75 is different from 93, etc. Price points bhi differ significantly. And what's your budget?
ATS is generally better than Supertech, but 'on-time' is a relative term in Noida. Expect delays of at least 6-12 months, even with the best builders. I've invested in ATS Greens Village, and it was delayed by 9 months. But quality is good, no complaints on that front.
9 months is still better than some builders! I've heard stories of 3-4 *year* delays. ATS ka construction quality wise toh theek hai, I agree.
Haan, quality is important. But 9 months is still a pain. Did they compensate you for the delay, U4?
U6, they gave a small amount as compensation, but it was nothing compared to the rent I was paying in the meantime. So, don't expect much.
U4, ATS Greens Village is good. But the maintenance charges are very high, heard it's around 4-5 Rs per sqft. Is that true?
NRI bhai, delivery delays are a national sport here! Supertech ka toh naam hi kaafi hai. ATS is slightly better, but even they can slip. Check RERA registration and past project delivery before investing. Don't just go by their marketing hype.
