NIBM Road - my cousin, an NRI, wants a 2BHK here. Godrej Properties ya Kolte-Patil dekh raha hai. Pune aa nahi sakta, remote purchase ka plan hai. Kitna safe hai without visiting? Builders ka track record kitna important for NRIs? Any advice for overseas buyers?

Wow, NIBM Road is a great choice! My uncle also bought a 3BHK there a few years back. But remote purchase? Bhai, that's a bit risky, no? Especially for a first-time buyer. Godrej and Kolte-Patil both sound good on paper, but without seeing the actual site, how can one be sure? Kya lagta hai community ko, is it really safe to invest without a physical visit? Any particular red flags to look out for with these builders?
