Budget finalised, loan pre-approved for a property in Sohna – now stuck on which sector. I'm based in Dubai, so site visits mushkil hain. Been looking at Sector 45. Heard about the DMIC impact on infrastructure and connectivity there. Is that really making a difference for daily commute ya just hype? Also, family ke liye schools aur hospitals ka kya scene hai in Sector 45? For NRIs, legal checks aur property management kaise handle karein remotely? Any advice on builders like Godrej or M3M in Sohna for quality and delivery?

NRI bhai, Sohna mein school aur hospital infrastructure abhi bhi developing stage mein hai. Good quality options are limited to Gurgaon, which means a daily commute for your kids and family. Godrej aur M3M both have projects, but M3M ka delivery track record Sohna mein mixed reviews ka hai, plus RERA delays are common. Godrej usually better hai but definitely check their specific project RERA status and past delivery dates. Remote property management is super tricky; you'll need a reliable local contact or a professional property management firm, which costs a bomb and needs constant supervision.
U8, on the remote management part, it's absolutely true. I bought a plot in Baharampur Naya a few years back, and managing it from abroad was a nightmare. Had to hire a local lawyer for legal checks and then a property manager. Ended up selling because the costs and headaches outweighed the benefits. For an apartment, it might be slightly easier, but due diligence on the management firm is key. Don't just trust online reviews; get personal references.
M3M ka delivery toh Gurgaon mein bhi late hota hai. Sohna mein toh aur dikkat hogi with less immediate focus. Be careful with those timelines.
U8, you hit the nail on the head about schools and hospitals. My kids go to a school near Sector 49, Gurgaon, and the daily commute from Sohna is a pain. For NRIs, this is a big factor, don't compromise on family's daily needs for a slightly cheaper property.
DMIC ka impact definitely hai long term mein, especially for industrial and logistics growth. But daily commute ke liye, agar aapko Gurgaon ya Delhi jaana hai, toh abhi time lagta hai. My cousin booked near Badshahpur and traffic is still a nightmare during peak hours, especially on the Sohna road stretch.
Sohna? Bhai, bohot hype hai udhar. DMIC ka toh pata nahi, but connectivity abhi bhi mushkil hai. Sector 45 mein toh kuch khaas development nahi dikhta abhi. Daily commute ke liye it's still a headache.
Exactly! Abhi toh prices bhi Gurgaon ke comparison mein bohot low hain, that's the main draw for first-time buyers like us. If you wait for full development, then prices will be out of reach.
U6, I disagree. DMIC is huge, it's not just hype for logistics; it will eventually improve overall infrastructure and connectivity. Yes, abhi time lagega but long-term vision hai. Look at how Airport Road changed Gurgaon's landscape. Sohna will follow, maybe not as fast, but the potential is there for sure.
