Based in Dubai, looking at Noida for investment. Can't visit, so relying on you all. Is Noida still a good bet in 2026-27? Or has the market peaked? I'm looking at Coinage Group in Sector 143A. Any experiences? Also, is under-construction worth the risk, given all the delay stories I've heard? Need a property manager too. Any recommendations? Honestly not sure what to do.

Jewar airport is a game changer. But it's still a few years away. So, while Sector 143A has potential, don't expect overnight returns.
Bhai, if you're looking for something relatively safe, maybe consider ready-to-move-in apartments in Sector 150. Lots of good options there.
Also, consider the carpet area vs. super area. Builders often inflate the super area to make the property look bigger. Don't fall for that trick.
So, OP, what are you thinking now? Still considering Coinage Group, or are you looking at other options?

Noida market is still decent, but rates have definitely gone up in the last year. Sector 150 ka avg rate 7k/sqft hai abhi.
Don't just look at the builder's promises, look at the site in person (if possible). Are they actually doing construction? Is there any progress being made?
Avoid under-construction unless you have nerves of steel and lots of patience. I invested in a project near the Noida Expressway, builder ne phir se date extend kar diya lol.

Pari Chowk area is notorious for delays. Better to stick to established builders like Godrej or ATS, even if they cost more.
