NRI stuck in Dubai, confused about Noida investment

I'm based in Dubai and thinking of investing in Noida. Honestly not sure if Noida is still a good bet in 2026-27. Heard mixed reviews. Sector 68 seems decent, but is it overpriced? I can't do a site visit myself easily, so relying on online info. Also, rent versus buy is confusing me. EMI will be high, but property prices might go up after Jewar airport opens. Should I even consider under-construction projects now? Pride Group has some projects there, but builder ka track record kya hai? Need advice on property managers too. Has anyone else faced this?
