NRI trying to buy property remotely — this is hard

My family wants me to invest in Rajkot now, but honestly, I'm based in Dubai and can't visit frequently. Thinking of a 3BHK around Kalawad Road or Mota Mava, budget ₹1.1 Cr tak. With AIIMS aur Airport effect, is it still a good time for capital appreciation, ya market peaked out hai? Also, remote buying mein legalities, especially power of attorney, kitna risky hai? How reliable are rental management services there, given I won't be around?
