Okay I'll be honest — buying property in Noida while I'm based in Dubai is way harder than I thought. I'm looking at a 2BHK in Sector 88, maybe a Perfect Property project, but the asking prices feel so firm. I can't do a site inspection myself so I'm relying on brokers and calls. Does price negotiation actually work in Noida, especially for an NRI? Like, can you realistically knock off a decent chunk, say 5-10% on a ₹80L flat? Or are builders just sticking to their guns? I heard about pre-launch discounts, but is that really a discount or just a marketing gimmick? I need to maximize ROI, so any negotiation tactics for an investor would be super helpful. What's the real ground truth?
