Spent the whole Sunday researching properties in Chandigarh, especially Saini Bhawan. I'm based in Dubai, toh ground reality check mushkil hai. Everyone talks about potential capital appreciation, but no one really discusses the investor-to-end-user ratio there. Is Saini Bhawan mostly investor-owned? That's a huge red flag for me. What's the actual rental yield people are getting for a 2BHK? Meri biggest concern is a ghost society situation, jahan rental market hi na ho. Also, what about the exit strategy? Who buys from an investor after 5-7 years? I need long-term wealth creation, not just paper profits. Is it worth the hassle? Change my mind.
