Sarjapur Road ke projects mein bahut interest hai. I'm based in Dubai, so site visits mushkil hain. Peripheral Ring Road aur Metro Phase 3 ke completion timelines kitne realistic hain? Builders toh bolte hain jaldi ho jayega, but ground reality kya hai? Delays se ROI par kya farak padega, especially for rental income? Any insights from locals appreciated.

The PRR land acquisition itself is facing massive hurdles, especially around the Sarjapur stretch. Phase 3 Metro is still in planning stages for Sarjapur, construction might only start in 2026-27 for that stretch. So, ROI for rental income will definitely be affected by these delays. Have you considered pre-leased properties instead of new launches?
Right now, the market is a bit saturated with supply in Sarjapur Road, especially for 2BHKs. Rental yields are not as high as they used to be, especially for new projects with higher capital costs. The current interest rates also make it tougher for rental income to cover EMI fully. So, ROI calculations should be very conservative, considering these delays and market dynamics. Don't go by past trends.

Yaar, main bhi NRI hoon, bought a flat near Aavalahalli in Sarjapur just before Covid. Builder ne toh bola tha Metro station paas mein banega, but abhi tak toh koi signs nahi hain. Possession bhi 1.5 saal late ho gaya hai, aur construction quality bhi average hai. Remote monitoring is a nightmare. Make sure you have someone trustworthy on the ground to check progress regularly. Don't trust online updates blindly.
U7, compensation milna bahut mushkil hai unless you fight tooth and nail through RERA. Builders ke contracts mein itne loopholes hote hain. My project in Marathahalli (not Sarjapur but similar issues) got delayed by 2 years, and I only got a paltry amount after a lot of legal back and forth. For remote buyers, it's even tougher to pursue, because you can't be present for every hearing.

Totally agree with the previous comment. I'm also looking in Sarjapur and the builder promises are just marketing. My cousin bought a flat in Akshayanagar near Sarjapur 3 years ago and still waiting for the PRR impact. Remote buying is super risky here, beware!
Bhai, Sarjapur Road toh traffic ka hub hai. PRR aur Metro ka wait mat karo, bahut time lagega. ROI for rental income might be an issue with so many new projects coming up there. Thoda research kar lo aur.
