NRI trying to buy property remotely — this is hard

Is RERA compliance actually effective in Rajkot for NRIs like me? I'm based in Dubai, eyeing a 2BHK near 150 Feet Ring Road for investment. Can't do a site visit myself. What's the real process to verify builder legal track record and clear title deeds remotely? Heard about Ansal API projects. Any specific red flags for remote buyers?

NRI ho toh bahut careful rehna padega bhai. Rajkot mein remotely investment, that's a big risk. Ansal API ka naam suna hai, but in general, builders ke promises aur reality mein bahut farak hota hai. RERA compliance accha hai on paper, but ground level pe kitna effective hai, especially for someone not physically there, that's the real question. Title deeds verify karna toh sabse mushkil hai remote se.
