₹78 lakh for a 3BHK at Alkaraj Homes By MK Developers, Ghaziabad, looks appealing on paper for an investment. I'm based in Dubai, so can't do a site inspection myself, making ground realities crucial. I'm trying to gauge the long-term viability for rental income and resale. What's the actual word on maintenance charges there – is the service quality for things like common areas and security truly value for money, or just a high bill? Also, how are the clubhouse and sports facilities used? Are they genuinely active and well-maintained amenities that attract tenants, or more like ghost facilities that just add to the premium? Security is another big concern; are the CCTV and guard services effective or just for show? Relying on this community for honest feedback.

Exactly! Builders confuse buyers all the time with different project names and phases. This price is just not making sense for Alkaraj Homes, especially for an investment.

Maybe the original poster is confusing it with some other project or a very, very premium unit in a different location? ₹78L is like double the going rate for a decent 3BHK in many Ghaziabad areas, unless it's a super luxury villa, which this isn't. Plus, for only 4 units, that kind of premium seems illogical for an investment property; the resale value will be hard to justify at such a high entry point.
