The actual usage of amenities often gets ignored when buying. I'm in Dubai, looking at Amrapali Silicon City. Can't do site inspections. How are the clubhouse and sports facilities there? Are they used daily, or just showpieces? What about security systems – guard quality, CCTV? Does a functional clubhouse and solid security truly drive tenant attraction and better rent for investors?

Coming back to the amenities point, for investors, do tenants really care that much about a fancy clubhouse or just basic security and good connectivity? Haan, most tenants just want a decent place. Clubhouse toh weekends mein ya kabhi-kabhi use hota hai. Daily use kam hi log karte hain.

For rental yield, it depends on the unit size and location. In Alpha II, a 2BHK might fetch 15-20k, 3BHK 25-35k, but amenities only give a slight edge, maybe 1-2k extra. Connectivity and proximity to offices/metro are bigger drivers for tenants than a gym or pool.

Actually, I visited a friend living there last month. The clubhouse is functional, but not super active daily, more on weekends. Swimming pool clean tha. Security mein guards hain aur CCTV bhi, seems okayish, not top-notch but not bad either. But haan, for tenant attraction, especially families, a good clubhouse and security definitely help. Investors ko thoda premium mil jaata hai, but not a huge jump. It's more about peace of mind for tenants.
