NRI ke liye remote deal finalize karna bahut risky lagta hai, especially with all these potential hidden costs. Builders quote one price, but then add PLC, IDC, EDC, club membership, maintenance advance, and even basic utility connections like electricity/water at possession. ₹1.5 Cr for a 2BHK in Arttech sounds decent but factor in at least 10-15% extra for these 'surprises'. Pre-launch is usually a marketing gimmick unless you're getting a really prime unit.
