Was supposed to finalize Downtown 66 booking last month, but I'm having serious doubts. I'm based in Dubai, can't do site visits. Brochure mein amenities dikhate hain, but actual delivery kaisi hoti hai? Construction quality, seepage issues, ya finishing mein compromises? Resale value pe kitna impact padega? Any experiences, especially for investors?

Haan yaar, brochures are always glossy. My chacha booked a property near Airport Road (Gurgaon side) and the amenities shown were nothing like the final delivery. Be very careful with remote buying. Construction quality is usually the first thing to suffer when builders cut corners.
NRI bhai, totally understand your dilemma. Downtown 66 looks fancy but ₹5.2 Cr for a first home is a huge amount, especially with possession in 2032. That's almost 8 years away! So much can change. My budget is half of that, and even then, I'm scared of delays and hidden costs. Yeh bahut risky lag raha hai.
