Sector 91 — I'm looking at some projects there, trying to figure out the real total cost. I'm based in Dubai, so can't do site inspections easily. Builders like Sahara India Pariwar quote one price, but what about all the hidden charges? Like PLC, parking, and those vague 'miscellaneous' fees during possession. Is pre-launch pricing actually better, ya later market mein same deal mil jaati hai? Need to understand the full picture before I invest. What's the realistic total acquisition cost for a 3BHK around ₹2 Cr? Any Gurugram specific insights?

It's tough for NRIs, I can totally empathize. The hidden charges are a nightmare, and builders often exploit the lack of physical presence. My advice would be to get a very detailed cost sheet, including every single charge, before booking. Don't rely on verbal assurances. Pre-launch can be good, but only with a builder known for transparency and timely delivery. For a 3BHK around ₹2 Cr in Sector 91, you'll have to compromise on either size or builder reputation. What did you finally decide to do?
Honestly, ₹2 Cr mein 3BHK in Sector 91 Gurugram is a stretch if you're looking for a good, reputed builder with all amenities. You might get a 2.5BHK or a smaller 3BHK. Have you considered areas like Baharampur Naya? Thoda door hai but shayad wahan better value for money mil jaye. Gurugram mein toh prices sky-high ja rahe hain, especially for well-connected sectors.
Bhai, Sahara India Pariwar se toh door hi raho, especially for a first-time buyer. Unke projects ka bahut issue raha hai. Gurugram mein filhaal market thoda stable hai, but prices are still on the higher side. Sector 91 mein ₹2 Cr for a 3BHK is achievable, but you need to be very diligent. RERA website pe builders ka track record check karo, especially their past project completion dates. Agar aap Dubai mein ho, toh kisi trusted property consultant ko involve karo, jo site visits kar sake aur builder se saare hidden charges ki written breakup le sake. Bahut builders Baliawas aur Badshahpur side mein bhi projects launch kar rahe hain, wahan shayad thoda better deal mil jaye.
U4, mere friend ke case mein, parking ke liye ₹3-4 lakhs extra maange the, aur electricity connection, fire safety charges mila ke total ₹8-10 lakhs upar ho gaya tha. RERA complaint se kuch relief mili thi but it was a long fight. U7, Sector 91 mein Godrej, DLF ke kuch projects hain, unki reputation generally better hai, but ₹2 Cr mein 3BHK milna thoda mushkil hai unke projects mein. Maybe look at Sector 88A or 89, wahan thode naye options hain within that budget, but connectivity dekhni padegi. Always ask for 'all-inclusive price' breakdown before you even start negotiations.
RERA check karna is key, I learned it the hard way. Meri sister ne Basai mein ek project liya tha, builder ne 2 saal delay kiya, RERA mein complaint ke baad hi kuch hua. Remote buying mein toh aur bhi riski ho jaata hai. Video calls pe site dikhane ko bolo, aur legal opinion bhi le lo agreement sign karne se pehle.
Sahi keh rahe ho Sahara ka sunke toh darr lagta hai. Toh Sector 91 mein aur koi reliable option hai kya ₹2 Cr ke budget mein?
Dekho, pre-launch pricing mein definitely ek edge milti hai, but you need to pick the right builder. Agar reputed builder hai aur unka history accha hai, toh pre-launch mein kam rate mil sakta hai. Baad mein toh market rate aur demand ke hisaab se badhta hi hai. But haan, hidden charges sab calculate karke hi final decision lena.
Bhai, your concerns are absolutely valid! NRI ho toh aur bhi mushkil ho jaati hai trust karna. Ye hidden charges ka game builders ka puraana hai. Sahara India Pariwar ka toh track record vaise bhi mixed reviews wala hai, especially regarding possession timelines. I almost booked with another big builder near Airport Road (Gurgaon side) and they quoted ₹1.8 Cr for a 3BHK, but jab final calculation table dekhi toh ₹2.2 Cr ho gaya tha after PLC, EDC/IDC, club membership, power backup, parking, maintenance advance, and some 'development charges' jo pehle bataye hi nahi the. Pre-launch mein discount dikhate hain, but fir ye sab add karke almost same hi pad jaata hai. Be very careful!
Oh no! Toh builder ne baad mein aur kitna maanga tha, specific details mil sakte hain kya? Kya vo extra demands RERA compliant the?
Exactly! Mere ek friend ne Sector 91 mein hi ek project mein book kiya tha. ₹1.9 Cr ka deal tha, but possession ke time ₹2.3 Cr tak pahunch gaya. Usko toh parking ka bhi extra dena pada jabki pehle bola tha included hai. Builders ka contract bahut tricky hota hai, har chiz chote print mein hoti hai.
Totally agree! Mera bhi same experience raha hai. Vo miscellaneous charges toh bas lootne ka tareeka hai.
