NRI trying to buy property remotely — this is hard

Are Mohali projects ki hidden costs aur delays normal ho gaye hain? I'm based in Dubai, bought a 3BHK in Sector 3 almost 2.5 years back. Builder ne bola tha 3 saal mein possession, but abhi tak OC ka naam nahi hai. My initial budget was around ₹1.8 Cr, but ab lag raha hai ki ₹2 Cr cross ho jayega easily. Honestly not sure if this investment makes sense. I can't do site inspections often, so relying on vague updates. What about legal clarity for NRIs, especially with these delays? Aur agar kal ko rental pe dena pada, property management ka kya scene hai? Anyone else faced this kind of project delay ya unexpected expenses in Mohali Sector 3? Kya option hota hai aise mein, yaar?
