NRI trying to buy property remotely — this is hard

HBR Layout / Sadashivanagar fringe keeps coming up every time I shortlist something. I'm based in Dubai and looking to invest in a 2BHK there, budget around ₹1.2 Cr. My focus is long-term appreciation (3-5 years) and decent rental yield. What's the real vibe living there day-to-day? Is the water situation manageable, like reliance on tankers or borewell issues? I can't do a site inspection myself, so I'm really relying on community feedback. How easy is it to get a good property manager for an NRI? And what about legal clarity, especially with power of attorney? Are there any specific builders to look at or avoid in that area? Also, is the resale market strong if I need to exit later?
