NRI trying to buy property remotely — this is hard
My friend recently visited Jaypee Garden Isles in Greater Noida for me. I'm based in Dubai, so I can't do site inspections myself, relying totally on community feedback. He shared some pics, looks good visually, but I'm really concerned about long-term construction quality. Builder ka track record kaisa hai after possession? Do cracks and seepage start after a year? For an investor like me, this directly impacts resale value and tenant attraction. Also, promised amenities vs. actual delivery, kitna farak hota hai? Sometimes amenities just drive up maintenance charges but aren't really used or well-maintained. What's the ground reality for projects like this in Greater Noida? It's a tough call for an NRI. Remote buying is always risky. While Jaypee has had its share of controversies, this specific project is completed and possession has been given. So, the biggest risk of delay is gone. Focus on getting a thorough third-party inspection done for the specific unit you're interested in. Don't just rely on friend's pics. Quality can vary even within the same project. Amenities ka toh haal wahi hai, mostly show-off for sales, but a functional gym and pool are usually maintained. Jaypee Garden Isles ka price range ₹82 L – ₹1.7 Cr hai, toh rent bhi us hisaab se hi expect karoge. But current market conditions mein, sometimes it's hard to get good tenants at premium rents. Have you checked average rents for similar properties in Alpha I Greater Noida?

Totally agree with U1! Mera ek friend bhi फंस गया था with a different Jaypee project. Amenities ka toh poora dhong hota hai, maintenance charge badha dete hain bas. Construction quality is a gamble with them.
