NRIs considering Gurugram: What's the real deal buying remotely?

NRIs considering Gurugram, is buying without visiting a huge risk? My cousin's eyeing some M3M or Emaar projects, maybe around Sector 65, but can't fly down. I just got possession of my 3BHK here two months ago. Honestly, things like actual maintenance or water pressure issues really hit you post-purchase. Is the resale market healthy enough if they need to exit later, especially for a 3BHK in that price range? What should they really watch out for with remote deals?
