₹25k rent for 5 years straight... I'm fed up. Finally taking the plunge, looking at NXT Bluestone City in Noida Extension. Everyone talks about its 'affordability' but I'm not seeing the real investment potential. Is the capital appreciation actually materializing, or just paper gains? What's the actual rental yield people are getting? Brochure numbers usually lie. I also worry it'll turn into a ghost society with too many investors. Am I wrong? Change my mind.

Yaar, I saw the ad for NXT Bluestone City too. ₹11L se shuru bolte hain, but ROI ka kuch samajh nahi aa raha. RERA bhi applicable nahi hai? Is this even safe for first-time buyers like us? Bohot darr lag raha hai.
