₹1.85Cr was the quoted price for a 3BHK, but the sales team suddenly dropped it to ₹1.74Cr if I sign this week. I started hunting for my first investment property near Shastri Nagar Industrial Area about two months ago. Checked out a project by Bricksquare Developers, but rejected their initial unit because the PLC and parking add-ons felt totally arbitrary. Honestly, I had no idea builders still negotiate this much in such an aggressive market. Per sqft calculation is super messy with Bricksquare, they bundle super area with balconies differently. I had checked their brochure and base was around 8,800 per sqft super area, but on carpet it goes past 14k easily. Make sure you check RERA carpet strictly, not their fancy brochure numbers.
