Old Delhi flats are a renovation trap.
Visited Gujranwala Apartment last week aur honestly, I'm not sure why log itna old societies ko praise karte hain. Okay, I'll say what no one says: the floor plans are just so inefficient, yaar. Usable space kam lagta hai compared to new builds. My parents keep saying 'old is gold' but I just see so much wasted area. Planner Premium Homes, on the other hand, jiska possession ho chuka hai, uske layouts kaafi better lage. Ready-to-move ka tension bhi nahi hai. Everyone glorifies 'character' in older flats but nobody talks about how much extra you pay for renovations just to make them liveable. Is it really worth the hassle for an older property jab naye mein better planning mil rahi hai? I mean, for my first property, I don't want to deal with immediate repairs or outdated designs. Planner feels more practical. Am I missing something big here? Log bolte hain resale value better hoti hai old ones ki... but for daily living, new seems superior. Change my mind.

Totally agree with the OP. I went through the same dilemma. My parents also pushed for a 'heritage' flat in Alaknanda, saying they're spacious and have character. But jab renovation ka bill dekha, my head spun! Plumbing, wiring, even the floor tiles needed a complete overhaul. Ended up paying almost 30% of the property value just to make it functional, not even fancy. The builder of that new project, Planner Premium Homes, actually has good reviews for their finishes. Wish I had waited for something new.
