Was supposed to get possession of my 2BHK in Om Infra's project by last month, but abhi tak kuch final nahi. Builder ab last minute par IFMS aur PLC ke naam par 2 lakh extra maang raha hai, jo agreement mein clearly nahi tha. Honestly, it's so frustrating. Is this normal practice in Noida Extension? Aur with all these delays and hidden costs, is it still a good time to buy? Market-timing samajh nahi aa raha.

So, what happened with your Om Infra situation? Did you manage to negotiate the extra 2 lakh, or are you still stuck?
It's a tricky situation for sure. On one hand, you want to invest before prices shoot up further, especially with the upcoming infrastructure. On the other, the risks of builder delays and hidden costs are very real and can drain your savings and peace of mind. My advice would be to look for projects that are almost complete or ready-to-move, even if they cost a little more. And get everything, I mean EVERYTHING, in writing. Don't rely on verbal assurances. It's a buyer's market in terms of options, but a seller's market in terms of power.
This whole thing makes me wonder about the timing. Is it still a good time to buy in Noida Extension with all these issues? I mean, prices seem to be going up, but the builder practices are so shady. Should we just wait?
Exactly! I agree with your point about prices. My brother bought a flat in Alpha II a few years back and its value has almost doubled. But he faced similar delays. It's a gamble, you just have to pick the right builder, which is the hardest part.
Waiting might not be the best idea either. Property prices in Greater Noida and Noida Extension have seen a steady appreciation over the past few years, especially for ready-to-move-in or near-possession projects. If you wait too long, the 'budget-friendly' options might disappear. The current market conditions are such that demand is still strong, making builders a bit complacent. It's a tough spot for first-time buyers.
The situation you're facing is very common, unfortunately. Builders often try to sneak in these charges at the last minute, especially IFMS (Interest Free Maintenance Security) and PLC (Preferential Location Charges) if your unit faces a park or main road, even if not specified. RERA is supposed to protect buyers from this, but getting justice can be a long, drawn-out process. You should check your agreement's fine print very carefully for any clauses that might allow for such additions or even vague 'other charges' sections. If not, you have a strong case.
Yes, it is effective sometimes. My friend got his delayed possession compensation after filing a RERA complaint against a builder in Alpha I. But you need solid documentation and patience. Don't give up easily.
Sahi kaha. RERA mein complain kiya tha ek baar, but it took ages and the builder just paid a small penalty which was nothing compared to the mental harassment and delay. Ultimately, I had to adjust.
But is RERA actually effective? I've heard mixed reviews. Kisi ko sach mein relief mila hai kya?
Oh my god, this is exactly what I'm dreading! I'm also looking at properties in Noida Extension and Om Infra was on my list. Yeh hidden charges aur delays toh standard practice ho gaya hai kya? It makes me so nervous as a first-time buyer.
Exactly! Yeh IFMS aur PLC kya hota hai anyway? Aur agar agreement mein nahi tha, toh kaise maang sakte hain? Is there no RERA for this?
Bhai, you're not alone. Mera bhi same haal hai. I booked with another builder near Ajayabpur station and they just casually told me about an 'infrastructure development charge' last month. Agreement mein toh tha hi nahi. Feeling completely helpless.
