Om Sai Basera Sai Towers: My current investment confusion

Budget finalised, loan pre-approved — but still stuck on Om Sai Basera Sai Towers. I work in real estate, but buying my own investment property is a different ballgame altogether. I'm eyeing a 2BHK there. Builder ka track record kaisa hai for delivery? I've seen their past projects, but on-time possession ka kitna chance hai? Worried about under-construction risks, you know. Also, iska resale market kitna liquid hai? Matlab, 5-7 saal baad jab exit karna ho, will it be easy to find buyers? I'm also wondering about the investor vs end-user ratio wahan pe. Don't want to invest in a ghost society, right? High investor ratio can sometimes affect rental yields and future appreciation. Any insights ya personal experiences with Om Sai Basera Sai Towers?
