Om Sai Basera Towers: ROI pe confusion, help needed

Honestly, I'm completely confused about market dynamics right now, especially for investment properties. I'm in a 2BHK currently but want to invest in another unit, thinking of Om Sai Basera Sai Towers in New Delhi. My main concern is ROI. Has anyone tracked its capital appreciation? Matlab, launch ke baad prices kitne badhe hain, aur abhi bhi upside potential hai kya? Also, what's the realistic rental yield there? Koi bata sakta hai ki actual monthly rent kitna milta hai for a 2BHK or 3BHK? Aur iska resale market kitna liquid hai? Will it be easy to exit in 5-7 years? Builder ka delivery track record bhi important hai. Any experiences ya advice?
