Been in my 2BHK for ages. Thinking Omaxe Celestia Royal 3BHK. Home loan hai. Construction quality aur snag-list ki real picture kya hai? Cracks, seepage, fittings issues post-possession? Any experiences?

Dekho, har builder mein thodi bahut issues toh aati hi hain. Important hai ki builder ka after-sales service kaisa hai aur woh grievances address karte hain ya nahi. Omaxe ka scale bada hai, toh unke paas resources toh honge. But haan, vigilance bahut zaroori hai, especially for a first home.
Sahi keh rahe ho. As first-time buyers, we need to be extra cautious. Current market conditions mein toh builders kaafi aggressive hain sales ke liye, but delivery aur quality pe compromise ho raha hai. Hamesha independent engineer se snag list check karwao possession se pehle, aur builder ki payment schedule ko progress se link karo, na ki fixed dates se. Aur loan ke terms and conditions bhi dhyan se padhna, interest rates fluctuate hote rehte hain.
Vigilance toh theek hai, but as a first-time buyer, kya vigilance karein? Toh aapke hisaab se kya kya points check karne chahiye specifically Omaxe ke projects mein?
Meri personal experience Omaxe ke saath achhi nahi rahi New Chandigarh mein. Ek project mein bola tha ki club house aur amenities ready milenge, but 2 saal tak kuch nahi bana. Bachchon ke liye play area bhi promised tha, woh bhi sirf paperwork pe tha. Jab tak builder se written mein har ek detail na lo, aur site visit karke khud progress na dekho, tab tak trust mat karna. Snag list mein bhi bahut fight karni padi thi unse, they tried to brush off everything as minor.
Sahi baat hai, quality sabse important hai. RERA status kya hai aur possession date kya di hai? Kahin fir se delay toh nahi hoga? Pehle hi loan ka tension hai, upar se delay ho toh double tension.
U8, exactly! 2028 is a long time. Builders often give a far-off date to avoid RERA penalties for delays. Expect at least a 6-12 month buffer, even with RERA. Construction ongoing hai abhi, so kuch keh nahi sakte for sure.
2028-01-01? Abhi toh 2024 chal raha hai, toh 4 saal ka wait? Toh kya pakka hai ki 2028 tak mil jaayega? Ya yeh bhi builders ki nayi trick hai, lambi date deke delays ko cover karna?
RERA number hai PBRERA-SAS80-PR0885 (Phase 1) aur PBRERA-SAS80-PR0879 (Phase 2). Possession date 2028-01-01 mention ki hai.
Omaxe Celestia Royal toh bahut hype mein hai! Location bhi achhi hai. Mujhe toh lagta hai achha hi hoga, itna bada builder hai.
Bhai, Omaxe ka track record Mullanpur Garibdass mein kuch khaas nahi raha hai. Mere ek friend ne wahan ek project mein book kiya tha, delivery date ke baad bhi 1.5 saal lag gaye. Aur jab possession mila, toh seepage aur paint cracks ki bharmaar thi. Fittings bhi local quality ke the, sab change karwane pade. Celestia Royal ka naam sun ke lagta hai, but quality pe doubt hai, especially for a first-time buyer like us. Bahut research karna padega.
