Construction quality in Omaxe Celestia Royal is highly overrated for investors. I'm in a 2BHK now, thinking of a 3BHK there, but worried about long-term ROI. People talk about amenities, but does poor construction quality actually kill resale value and rack up maintenance costs later? Yaar, I've seen units with seepage issues after just 2-3 years... not sure if it's common or just bad luck. Does anyone else feel like the premium for these so-called 'luxury' amenities isn't justified if basic construction is weak? Change my mind.

It's a tough call, honestly. As a first-time buyer, I'm constantly weighing future appreciation against immediate problems. The amenities sound great on paper, but if you're constantly dealing with repairs and shoddy workmanship, that 'luxury' becomes a huge headache. Maybe it's better to look at slightly older, well-maintained societies with a proven track record than risk it with new projects that might cut corners. What's the point of a fancy clubhouse if your walls are leaking and you're spending all your savings on repairs?
So, is the current market situation in Chandigarh making things worse or better for buyers like us? I mean, with so many new projects coming up, shouldn't builders be more competitive with quality to attract buyers? And what about the actual price per sqft they are quoting for Omaxe Celestia Royal? Are you seeing any difference in rates for the 2BHK vs 3BHK for these construction quality issues?
Rates toh theek lagte hain initially, but long-term maintenance ka sochke darr lagta hai. If seepage starts after a few years, repair costs will definitely eat into your ROI. It's a gamble.
Market mein competition toh hai, but builders still leverage their brand value for premium pricing. Omaxe Celestia Royal ka rate around 6500-7000 per sqft chal raha hai abhi, irrespective of 2BHK or 3BHK, the base rate is similar. I think the premium is more for the location and the promised amenities, not necessarily for superior core construction. For a 2028 possession, that's a long wait to find out about potential issues.
Totally relate to this! I almost booked a unit in Celestia Royal last year. The sales team was all about the 'premium lifestyle' and 'unmatched amenities', but when I visited, some finishing touches felt... off. Like the paint job wasn't smooth in places, and door frames felt flimsy for a project claiming luxury. For the price they're asking, I expect perfection, especially when waiting till 2028 for possession. My budget is tight, so every penny counts for long-term value and resale.
But what about the RERA details? PBRERA-SAS80-PR0885 and PBRERA-SAS80-PR0879 are clearly mentioned. Doesn't RERA ensure some quality control and protect buyers from such issues? Or is it just for timelines and paper-work?
Exactly! RERA is good for getting documents and knowing the possession date (2028-01-01 for Celestia Royal), but for actual build quality, you need to visit the site repeatedly, check materials, and talk to current residents or people who have booked. Mere ek relative ne Mullanpur Garibdass mein Omaxe ke hi ek project mein book kiya tha, initial reviews achhe the, but ab seepage ki complaints aa rahi hain after 3-4 years. This is my biggest fear as a first-time buyer.
Bhai, RERA toh mostly timelines aur transparency ke liye hai. Quality checks toh builder ke haath mein hi hoti hain aur unki internal teams pe depend karta hai. Maine bhi New Chandigarh mein ek project dekha tha, RERA registered tha but andar se finishing aur materials kaafi substandard the.
Yaar, I felt the same when I visited Omaxe Celestia Royal! They show off all these fancy amenities, but the basic build quality just feels questionable. Mera ek friend Manimajra mein rehta hai, usne bhi similar issues bataye the ek dusre project mein. It makes you wonder if the premium is only for the 'luxury' tag, not for solid construction.
