Been renting for years and honestly, I'm fed up. Landlord just hiked rent again, so I'm finally taking the plunge to buy. Looking at Omaxe Celestia Royal in Chandigarh. My biggest worry right now is power backup. Brochure mein toh full flat backup bolte hain, but ground reality kya hai? Is it really 24/7 for ACs and everything, ya sirf common areas aur ek-do light points? Yeh EMI vs rent math tabhi sahi lagega jab basic comforts milen. Also, water supply ka kya haal hai? Kahin tanker pe toh depend nahi hona padega for daily needs? Any current residents or ex-residents, please share your experience. Did you face issues with these amenities after moving in? What should I check during site visits?

It's tough out there for first-time buyers, I totally get it. My advice would be to look for projects nearing completion or already completed, even if it means a slightly higher price. Ongoing projects, especially with a 2028 possession date, carry a lot of risk – delays, changes in amenities, quality issues. For power backup and water, check if they have a tie-up with a specific utility provider or if they're relying on internal systems. Don't just trust the sales team. Ask to speak to residents of their *other* completed projects, if any, to get a real picture. What you're asking about ACs on backup is a very specific and crucial question that most builders try to gloss over.
Yeah, checking society forums for other Omaxe projects is a great tip. You get unfiltered reviews there. Also, try to find the maintenance charges breakdown, sometimes they hide power backup generator costs there.
So, the 'full flat backup' in the brochure usually doesn't include ACs then? That's a deal-breaker for me in Chandigarh summers. How can one confirm this before booking?
I can share my experience, not with Celestia Royal, but with another Omaxe project in New Chandigarh. They promised 100% power backup including ACs. Guess what? After moving in, we found out it's only for one AC in the living room and a few light points. Water supply was also an issue for the first year, dependent on tankers for weeks until municipal connection stabilized. It's a classic bait and switch. Always ask for a written, detailed specification for power backup and water source, not just verbal assurances or brochure claims. Check the PBRERA-SAS80-PR0885 and PBRERA-SAS80-PR0879 documents properly.
Haan, bilkul! My cousin booked in another major project near Mullanpur and faced the same issue. The brochure showed lush green parks, but the reality was a barren patch for years. For power backup, they had to pay extra for a 'premium' connection to run more than one AC, which was never mentioned initially. It's a common tactic to keep initial costs low on paper. You need to read the fine print in the agreement very carefully, not just the brochure.
This is exactly what I'm afraid of! So, is there any way to verify these claims legally? Like, does the RERA document specifically mention the wattage for power backup per flat or the source of water supply? Or is it all vague language?
Dekho, brochure ki baaton pe pura bharosa mat karna. Omaxe ka track record mixed hai, especially with project delays. And this one has a possession date of 2028-01-01, that's still so far! Power backup for ACs is a big claim, usually it's limited to a few points. Water supply can be tricky in new areas if not planned well. Always check the RERA documents thoroughly.
Manimajra ka toh pata nahi, but Mullanpur Garibdass mein bhi Omaxe ka ek project hai, wahan bhi amenities ko lekar kaafi complaints suni hain. Celestia Royal ke liye kahin Rasulpur se toh water supply nahi aani?
Sahi keh rahe ho, possession date kaafi dur hai. But current market conditions in Chandigarh are also making me nervous. Prices seem to be only going up. Should we wait or buy now? What do you think?
Absolutely, bhai! I've heard similar stories about builders promising the moon and delivering pebbles. Omaxe ke kuch projects mein toh delays itne hue hain ki log court chale gaye. Kya aapne unke Manimajra wale project ka haal dekha hai?
Bhai, congratulations on taking the plunge! Omaxe Celestia Royal looks good on paper, I'm also considering it. Your questions are spot on, these are my biggest concerns too.
