Been looking for investment properties in Chandigarh for almost a year now, but being in Dubai makes it tough. I'm considering Omaxe Celestia Royal. My main concern is construction quality. Owners, kya after a year cracks ya seepage issues aaye hain? This impacts resale and tenant attraction big time for me. Also, jo amenities promise kiye the, are they actually delivered? Does the clubhouse make a difference to rental value, or just add to maintenance? Remote management needs good quality, warna headache ho jaata hai. What's the maintenance charge vs service quality like?

Omaxe Celestia Royal seems good on paper, but I've been reading about construction quality issues with Omaxe generally. My main worry is the long possession date. Will they really deliver by 2028? And what about the RERA number, is it active?
Thanks for the RERA info, U8. But given the 2028 possession, what's the current payment plan like? Are they asking for a lot upfront? For a budget-conscious buyer, that matters a lot with such a long wait.
2028? Itna late! Lagta hai aur delay hoga pakka.
Haan U2, RERA number is active for sure. It's PBRERA-SAS80-PR0885 and PBRERA-SAS80-PR0879. But the possession date is 2028-01-01. That's still a long way off, which makes me nervous about market changes and builder commitment.
Bhai, Omaxe ka track record toh mixed hai. Especially for someone investing remotely, quality control is a huge headache. I've heard stories about projects getting delayed significantly and then the finishing being sub-par. Cracks and seepage are common complaints, especially after the first monsoon. Amenities ki toh baat hi chhod do, they often promise the moon but deliver a small patch of grass. My friend bought in New Chandigarh and faced similar issues with another builder. Be very careful.
So, the swimming pool is just for show then? Yaar, amenities were a big draw for me.
Totally agree with U1. My cousin booked an Omaxe flat near Mullanpur Garibdass a few years back. The clubhouse is still not fully functional, and the gym equipment is always broken. Maintenance charges are high but services are poor. They just don't care once possession is given. Resale value definitely takes a hit.
