Pre-launch deals are usually a gimmick, not a real discount. I'm currently in a 2BHK in Sector 37, thinking of upgrading to a 3BHK or maybe even a villa, Omaxe ke projects dekh raha hoon. Builders super area dikha ke inflate karte hain, carpet area toh hardly 60% hota hai. Is early-bird pricing for properties in New Chandigarh actually worth it, ya baad mein bhi similar deals mil jaati hain?

Yaar, Omaxe New Chandigarh mein plots ka kya scene hai? Are those also part of these 'pre-launch' offers? I heard about some plots near the upcoming Medicity. Any idea if booking those early makes sense, ya wait karna chahiye for better clarity?
Haan, plots mein thoda risk kam hota hai agar builder ka track record theek ho. But always check the development plan around it.
Plots ka scene thoda different hai. Pre-launch mein plots usually better mil jaate hain especially if the location has future potential. Medicity ke paas toh growth pakka hai. Just make sure the RERA approval is solid before booking, warna फस जाओगे.
Bhai, I also looked at Omaxe's The Lake project in Mullanpur. They showed me a 3BHK with 1800 sqft super area but carpet area was barely 1050 sqft. The 'early bird' discount was just a few lakhs, which got eaten up by other charges later. So, no real benefit in my experience.
Totally agree with the super area point! Omaxe mein toh aur bhi zyada dikhate hain. New Chandigarh mein prices already high hain, pre-launch ka fayda kya?
