Omaxe Gardenia Floors ki construction quality aur amenities sirf dikhawa hai. My current 2BHK in Sector 44 feels better. Why pay premium for a 3BHK? Change my mind.

'Gardenia Floors' naam hi sunke lagta hai green pastures honge, but andar se wahi ghisipiti quality. 651 units hain, sabko aise hi bech denge high price pe. Aur jab tak possession ki date 2027-07-01 aayegi, tab tak toh kitne aur 'Gardenia' launch ho jayenge.
Toh phir yeh ₹1.2 Cr – ₹1.7 Cr mein kuch dhang ka milega bhi ya nahi? Ya sab builders ka yahi haal hai? I mean, we are first-time buyers, we save a lot to buy one property. Should we even consider these 'premium' projects, ya fir koi aur area ya type ki property dekhni chahiye?
Exactly! Har jagah yahi drama hai. Itna paisa deke bhi peace of mind nahi mil raha. Market conditions bhi ajeeb hain, prices badhte ja rahe hain but quality gir rahi hai. Frustrating hai yaar.

Is range mein, agar aap thoda Chandigarh se bahar dekh sakte ho, toh Mullanpur Garibdass mein kuch projects hain jo shayad better value de rahe hain. Wahan pe development abhi start ho rahi hai, so appreciation potential bhi hai. Quality wise, kuch local builders hain jo smaller projects mein better supervision dete hain. But you have to do your homework and visit multiple sites, not just one. Don't fall for the 'premium' tag blindly.
Meri bhi same story hai. Maine ek aur project mein dekha tha New Chandigarh area mein, builder ne drawings mein sab gold plating dikha di, but actual construction was like any other budget project. Omaxe Gardenia mein bhi yahi ho raha hai lagta hai. 651 units hain, itna mass construction mein quality control maintain karna mushkil ho jaata hai. I wish I had checked more reviews before getting swayed by glossy brochures. Builder ki reputation bahut matter karti hai, especially for first-time buyers like us.

Possession mili toh sab local brand tha, plumbing leaks, wall cracks. Unka RERA case chal raha hai abhi. Gardenia ka bhi RERA number PBRERA-SAS80-PR0839 hai, but builder ke past records bhi dekhne padte hain. Sirf RERA registration se quality nahi aa jaati.

Sahi keh rahe ho! I also visited. Woh price tag dekh ke hi dil baith gaya. Itna budget hai nahi aur quality bhi doubtfull lag rahi hai. Kya karein?
