Omaxe Gardenia Floors investors — what's the reality?
Was supposed to decide by last month but Omaxe Gardenia Floors ke promises dekh ke dimaag kharab ho gaya. Brochure mein jo amenities dikhate hain, woh real mein hoti hi nahi. Construction quality bhi off hai, suna hai cracks jaldi aate hain. As an investor, ye sab resale value aur tenant attraction pe kitna affect karega? Kya kisi aur ne bhi yeh face kiya hai?

It's a tough call, I get it. We are all first-time buyers trying to navigate this complex market. My advice would be to look at the builder's track record for projects that have already been delivered. Talk to residents in those projects if possible. For Omaxe Gardenia Floors, the possession date is 2027-07-01, so there's still time for things to go wrong or right. Maybe visit the site multiple times, not just on sales days, and observe the actual work happening. Don't rely solely on the brochure.
Waiting might be an option, but property prices are continuously appreciating, especially in prime areas around Chandigarh. However, compromising on builder reputation and construction quality for a 'good deal' is never worth it. You'll end up spending more on maintenance and repairs. Instead of Omaxe Gardenia Floors, maybe look for projects with a slightly higher price but from a reputed builder. It's an investment for life, don't rush it.
I'm also looking at properties in this price range. Seeing these comments makes me super nervous. The market in Chandigarh is already so hot, and prices are only going up. Should I just bite the bullet and hope for the best, or is it better to wait? I don't want to miss out, but I also don't want to buy a problematic property.
I've heard about these issues too. The total units are 651, so it's a huge project. If quality is compromised, it will affect a lot of people. Is there anyone here who has actually taken possession from Omaxe for any other project? What was your experience?
Bhai, I can confirm this. My uncle booked a flat with them a few years back. The amenities shown in the brochure were completely different from what was delivered. The swimming pool was tiny, gym equipment was cheap, and the 'clubhouse' was just a small room. It's a classic bait and switch. For ₹1.2 Cr – ₹1.7 Cr, you expect a certain standard, which they rarely meet.
My friend got possession in their older project near Rasulpur. It was delayed by almost 2 years and the finishing was terrible. He had to spend extra lakhs on repairs and modifications. He regrets not doing proper due diligence. So, to answer your question, yes, their past record isn't great. Omaxe Gardenia Floors might be a similar story.

Haan bhai, same experience. I visited the site near Mullanpur Garibdass last month. Amenities toh door ki baat hai, even basic construction work looked rushed. They're promising possession by 2027-07-01, which is still far, but if the foundation is weak, kya faayda? RERA number PBRERA-SAS80-PR0839 hai, but that doesn't guarantee quality, only compliance. Kya humein isme invest karna chahiye?
Totally agree with you! My cousin almost booked there but pulled out last minute after hearing similar things. The 'gardenia' part sounds nice but the ground reality is often different. Bahut darr lagta hai itna paisa daalne mein, especially for a first home.
