Finally taking the plunge after being fed up of renting for years, I'm seriously looking at Omaxe Gardenia Floors in Chandigarh. Brochure toh accha lagta hai, but I'm worried if it's genuinely good to live in daily. Carpet area kitna practical hai for a family, especially at this price point (₹1.20 Cr-₹1.67 Cr)? Does it feel cramped? Also, neighbourhood mein schools aur markets kitne paas hain? Community vibe kaisi hai wahan? Any current residents can share their experience on daily living? Confused if this is the right move.

It's mostly construction right now. The sample flat looked good, but the actual units can vary. Just make sure to check the exact layout for your floor before booking.
Manimajra se hardly 15-20 min drive hai, traffic normal rehta hai. But future mein jab population badhegi toh kya hoga, woh dekhna padega. Abhi toh theek hai, but connectivity aur infrastructure kitna improve hoga, that's the real question.

Gardenia Floors is ongoing, possession 2027-07-01 hai, which is still quite far. ₹1.67 Cr for a floor in a project that's not even complete, that too in this market where prices are a bit stagnant, feels risky. What if there are delays like their other projects? RERA number PBRERA-SAS80-PR0839 toh hai, but delays are common even with RERA. I'd say proceed with caution, especially if this is your first home, because getting stuck with an incomplete project is a nightmare.
Big name doesn't always mean on-time delivery or quality, unfortunately. Check their past projects, especially in New Chandigarh. Several complaints about quality and delays have surfaced. RERA number is good for transparency and recourse, but doesn't guarantee timely possession. You have to be prepared for potential legal battles if things go south, which is not ideal for a first-time buyer.
But Omaxe is a big name. Thoda trust toh kar sakte hain, no? They have so many projects.

Carpet area figures toh developer website pe mil jayenge, but actual feel alag hoti hai. Dekho, 3BHK ke liye 1200-1400 sqft carpet area theek hota hai. But Omaxe ke projects mein sometimes rooms chote lagte hain compared to what you'd expect for the price. Always check the actual unit, not just the sample.
Exactly! Price sunke hi darr lagta hai. Space ka issue toh hoga hi, especially with the way builders measure things nowadays. Mera toh budget hi hil gaya ye dekh ke.
