Omaxe Gardenia: What's the real amenity truth?
Is Omaxe Gardenia Floors ka clubhouse actually used, ya bas showpiece hai? I work in real estate, but buying for myself, I'm trying to cut through the marketing. Builders promise a lot, but I've seen amenities become ghost facilities. Also, full power backup ka kya scene hai? Builders often just mean common areas. What's the ground reality for residents there? Especially the maintenance charges for these amenities, are they justified?

From what I've gathered, Omaxe ka track record mixed hai. Some projects delivered well, some faced delays. For Gardenia Floors, the price range is competitive for New Chandigarh, considering current market trends for luxury floors. But amenities are indeed a grey area. Always read the fine print about what 'full power backup' actually means in the agreement. Usually, it's a few points in the flat, not the whole house.
The total units are 651. That's a big society. A large number of units usually means better shared costs for amenities, but also more wear and tear if not managed well. Has anyone checked their maintenance charges structure? Is it per sqft or a fixed amount? This makes a huge difference for budget-conscious buyers like us.
I'm a first-time buyer too, and this discussion is so important. I was looking at options in New Chandigarh and Omaxe Gardenia came up. The RERA number PBRERA-SAS80-PR0839 is there, which is good, but does RERA really ensure amenities are delivered and maintained properly? I've heard stories where even RERA registered projects have issues.
Exactly! My cousin booked a flat in Mullanpur Garibdass, RERA registered project tha, but for the first two years, the gym and pool were just 'under construction' and they still paid maintenance. It's a huge pain point.
RERA helps, but it's not a magic wand. It mostly ensures timely delivery and quality of construction as per plan. Amenities ka use aur maintenance is a separate battle, often with the RWA later.
1.2 Cr – 1.7 Cr for a floor in an ongoing project? That's a huge chunk of change for something that's still years away from possession. My budget is tight and I'm really nervous about making such a big commitment based on future promises. What if the market changes drastically by 2027?
Bhai, you hit the nail on the head! Builders ki marketing toh bas dikhawa hoti hai. I'm also looking at Omaxe Gardenia and the clubhouse sounds great on paper but what's the use if it's never maintained or fully functional? My biggest worry is getting stuck with high maintenance charges for facilities I barely use. Especially for an ongoing project, these things are hard to verify.
Sahi baat hai. And the power backup thing is a huge red flag. Common areas ke liye backup deke bol dete hain 'full backup'. Has anyone here actually visited Omaxe Gardenia site and seen the progress? Possession date 2027-07-01 hai, kaafi time hai abhi.
Totally agree with you. Happened with my friend in a project near Manimajra. Clubhouse was just a facade for years. Maintenance was still charged full.
