Rasulpur – I’m really eyeing a 3BHK at Omaxe here. Thinking of upgrading from my current 2BHK in Sector 44. The quoted price of ₹1.5 Cr for a 3BHK seems okay, but I’m super worried about hidden charges. Builders always spring something new, right? PLC, maintenance, club membership fees… what else should I look out for? Also, the super area vs. carpet area thing is confusing me. How much do they usually inflate it, and what's the real impact on final cost? And for Omaxe, is negotiation even possible? Should I push hard for a spot discount or just take their initial offer? Already have a home loan, so every extra lakh counts. Any advice on this?

Bhai, Omaxe ka track record toh mixed hai. ₹1.5 Cr for Rasulpur sounds okay on paper, but hidden costs are a real trap. Meri friend ne Manimajra mein liya tha, construction delay aur phir extra charges. PLC, club membership, parking... yeh sab milake 10-15 lakh toh easily upar ho jaate hain. Be very careful.
