Omega II investment potential is totally overhyped

Omega II Greater Noida — prices seem totally out of sync with reality. I'm fed up of renting, landlord raised rent again, finally taking the plunge. But ₹80L for a 2BHK? Matlab, is appreciation really that good? Will I even be able to sell in 5 years without a loss? EMI vs rent math doesn't make sense if resale isn't strong. What's the real ground reality?
