Omicron I Greater Noida — I'm seriously considering a 2BHK here, fed up of renting in Sector 137. Landlord raised rent again, so it's time to finally take the plunge. My budget's around ₹70-80L. But man, these maintenance charges some builders are quoting, it's insane. Gaursons and ACE Group projects look good but their RWA fees seem way higher than what I expected. It's like a hidden EMI! Are these charges negotiable at all? Or is it just the norm now in Noida Extension? I'm worried about the actual cash outflow after possession. What have others experienced with maintenance, especially for a 2BHK around 1100 sqft? Is there a catch I'm missing?

I booked a 3BHK in Alistonia Estate two years ago, possession is due next year. They quoted ₹2.75 per sqft for maintenance initially, but now the RWA is talking about ₹3.5! It's an 1800 sqft flat, so imagine my outflow. My buddy in Sector 121 also complains about his high maintenance. Is there any way to challenge these RWA charges once they are implemented? Or are we just stuck with whatever they decide?
Challenging RWA charges is tough once the RWA is formed and registered. Builders often hand over the charges structure to the RWA. My society in Ajayabpur started at ₹2.2
See, ₹70-80L for a 2BHK in Omicron I is a bit on the higher side if you're worried about maintenance. Have you checked out some slightly older, established societies near Alpha I Greater Noida? Sometimes the older ones have more reasonable RWA structures because the initial high costs are amortized. Gaursons and ACE are big names, but their new projects often come with these premium maintenance tags. Don't fall for the fancy amenities trap if budget is your main concern. Always ask for a detailed breakup of charges, not just a lump sum.
Totally feel you, bhai! Omicron I sounds like a good option, but maintenance is a real headache. My cousin bought in a society in Sector 143 and even there, the charges shot up after 2 years. Builders show one figure, RWA forms another. It's definitely a hidden cost people don't factor in properly. What's the per sqft rate they're quoting for a 2BHK there?
For Omicron I, it's usually around ₹2.5-3 per sqft for basic maintenance, plus extra for club, parking etc. For 1100 sqft, that's already ₹2750-3300 just for base. Add everything, it easily crosses ₹5k. That's a significant chunk monthly.
