Been tracking Noida's real estate for a while, and tbh, 'on-time delivery' feels like a joke. I'm seeing so many projects delayed, and the builders don't even bother communicating properly. I've seen this pattern before. It's a calculated risk, I guess, but is it even worth it? I'm looking at resale value 5 years down the line. Which builders actually deliver what they promise? Post-possession maintenance charges are also a headache. From my experience, some builders are just after your money and don't care about customer support. What are your experiences? Has anyone had a relatively smooth possession? Or is it always a fight to get what you paid for? Should I just stick to ready-to-move?

Be careful, this builder has 3 delayed projects in Noida and Greater Noida. I would suggest avoid them.
I bought in this area 3 years ago, and I regret not doing enough research on the builder. Lesson learned: due diligence is key!

ATS Green is good but expensive. Maintenance charges are also on the higher side. But quality is definitely better than most.

True that, U13. How do you even check their financial stability though? It's not like they're going to show us their balance sheets!
You can check their track record with other projects, U14. See if they've delivered on time in the past. Also, RERA website often has details of pending dues or legal issues.
Don't forget to factor in hidden costs! Parking, club membership, electricity meter charges... they all add up. Builder ke saath sab kuch clear kar lo before signing anything.

I had a relatively smooth experience with Godrej in Sector 43. Possession was delayed by 6 months, but they communicated well and the quality is good. Post-possession maintenance is decent too.
6 months is still a delay, U7! But good to know they communicated. Most of them just disappear after taking your money.

It's not a complete myth, but definitely rare. Some builders are better than others. Which sector are you looking at? That makes a big difference.
Bhai, you're speaking my language! I booked a flat in 2018, promised possession in 2020. It's 2024 and still waiting! RERA complaint file kar diya hai. Don't trust these builders easily.
