I work in real estate but buying for myself is different. Has anyone actually received possession on time from, say, Godrej or ATS? What hidden charges did you face at possession? I know what builders don't tell you about PLC and all that. Is it worth paying extra for a 'premium' builder when delays are common anyway? Honest opinions only!

U13, Gulshan Dynasty is relatively new, right? I think they're still under construction. Check their RERA website for updates.

Totally agree! Mera bhi same experience tha 2 years ago. ATS Green mein book kiya tha, promised possession was 2021, mila 2023. And the extra charges... don't even get me started.
I think it's a location thing too. Sector 75 mein delays are rampant, but maybe Sector 150 is better? Anyone have experience there?
Sector 150 is still developing, but I've heard good things about Tata Value Homes. Relatively on time, but amenities are basic.

PLC toh loot hai! Park Facing, Club Facing... sabke paise lete hain. But honestly, if you're paying a premium, you expect a better product, right? At least the build quality should be good.
