Builder track records are such a joke lately. I'm looking at One Enclave in Ghaziabad for investment, currently in a 2BHK but thinking of a 3BHK here. Their projected delivery date seems a bit too optimistic, especially after my last project got delayed by 1.5 years. Lost so much potential rental income and capital appreciation. Is anyone tracking One Enclave's progress closely? Kya lagta hai, time pe possession milega ya phir se delay hoga? Resale market pe bhi toh impact aata hai na, agar project latke.

Yaar, sach bolun toh One Enclave ka naam sunte hi darr lagta hai. My last project in Noida got delayed by almost two years, aur wahi investment amount se main Ghaziabad mein ek achha property le sakta tha. Builder track record is a huge red flag for me now. One Enclave ka projected delivery date bhi 2014-12-01 dikha raha hai online, par abhi tak ongoing hai. 1200 units hai, itna bada project.
