One Leaf Troy, Greater Noida — empty nesters ke liye soch rahe hain. Kids have moved out, so don't need such a big place anymore, looking for something compact and manageable. Resale of our current home will fund this. Is this project genuinely good for daily living, ya bas paper pe hi acha lagta hai? Society ka overall vibe kaisa hai? Hospital proximity humare liye bohot zaroori hai, koi achha hospital paas mein hai kya? Aur sabse bada concern, maintenance charges. Kya actual mein low cost hai, ya phir hidden costs bohot hain? Price range ₹28.56 L–₹38.67 L for a 2BHK seems okay, but what’s the ground reality? Residents, please share your honest experience.

U1, hospital proximity ka aapka concern valid hai. Mere parents bhi shift karne wale hain, so I looked into this. Max Healthcare, Kailash Hospital jaise bade hospitals 15-20 mins drive pe hain. So, emergency ke liye it's manageable, not exactly 'next door' but not too far either. The society itself has an in-house doctor on call sometimes, which helps for minor things. But for serious issues, you do need to drive out.
Max Healthcare and Kailash are good, yes. For something even closer, there are a few smaller clinics in the commercial hubs of Alpha I Greater Noida which are fine for general check-ups. But for specialized care, the bigger hospitals are your best bet. It’s a trade-off for the slightly quieter location.
U4 ne maintenance charges ka pucha tha, toh suno, hidden costs har jagah hote hain. Noida mein market thoda slow hai, toh builders initially low quotes dete hain to attract buyers. But after a year, society management takes over, and charges often shoot up due to various 'funds' and 'upgrades'. Make sure to ask for a detailed breakdown of all charges, not just the basic monthly maintenance. Meri friend ne Alistonia Estate mein liya tha, wahan bhi yehi hua tha.

Mujhe toh One Leaf Troy ki location kaafi attractive lagi thi. Especially for empty nesters, it’s away from the main hustle but still well-connected. My cousin lives in a society nearby, in Alpha II, and says the area is developing really fast. Vibe toh positive hi lagta hai.
Haan ji, One Leaf Troy is actually a completed project, possession date was Jan 2022. RERA number UPRERAPRJ6817 hai, aap check kar sakte ho. Total 572 units hain. Toh delayed project ka issue nahi hai yahan. That's a big plus point in today's market where builders often miss deadlines.
