Since last year I've been drowning in property ads around Bengaluru, especially Thanisandra periphery. Prestige Group ke projects bhi dekhe hain. My parents keep saying pre-launch mein deal sahi milti hai, but I'm honestly not sure. Is pre-launch pricing actually a discount, ya bas early-bird bolke baad mein PLC aur floor rise laga dete hain? Matlab, is it really cheaper to buy early, ya final price almost same hi padta hai? Also, this super area vs carpet area thing is confusing. Builders always quote super area. What's a good carpet area percentage to expect for a 2BHK in Bangalore? Kaise pata chalega ki they're not inflating numbers? Any tips on what percentage of super area is typically carpet area here? OP, your parents are right about pre-launch *sometimes*, but it's a huge gamble. My friend booked a flat in a pre-launch near Akshayanagar two years ago. They promised one price, then kept adding 'development charges' and 'infrastructure fees' later. The final price difference wasn't that
