Did some online research on Sector 90 for investment options. I'm based in Dubai, so site visits are tough. Thinking about a 2BHK there, maybe ₹1.5 Cr range. For a remote investor like me, ROI aur rental demand kitni hai 3-5 saal mein? Also, future resale market ka kya haal hai? Kahin phans na jaun. Aur water supply ka kya scene hai? Borewell pe depend karna padega ya municipal water aata hai regular? Any ground realities from residents would be super helpful.

Sector 90 has its pros and cons. For ₹1.5 Cr, you might find some good options, but you need to weigh the water situation and potential delays against future growth. Perhaps consider areas like Badshahpur or even some developed pockets of Basai, where infrastructure is more established and rental yields might be more predictable for a remote investor. Always verify everything with local agents and residents, don't just rely on online info.
Resale market ka kya haal hai? Kahin phans na jaun - this is a valid concern. Builder ka track record check karna bahut zaroori hai. Mere ek relative ka project Sector 90 mein 3 saal delay ho gaya hai, so be careful.
ROI for 3-5 years might be slow, but rental demand is picking up with corporate offices moving towards New Gurgaon. Thoda patience rakhna padega.
Bhai, water supply ka issue Sector 90 mein real hai. Mostly borewell pe hi depend karna padta hai, municipal supply abhi bhi irregular hai, especially in newer societies. Agar aap Dubai se manage kar rahe ho, toh yeh daily headache ban sakta hai, make sure your builder has a robust backup plan or check the society's water management. It's a big deal.
Which projects are you guys talking about exactly? Is it same for all builders in Sector 90, ya kuch ache wale bhi hain? I heard some near Airport Road side are better.
Haan, bilkul sahi kaha. Hamare building mein toh paani ka taste bhi theek nahi aata. Filters are a must.
1.5 Cr for 2BHK in Sec 90? Thoda zyada nahi lag raha? Rental demand abhi utni strong nahi hai, bhai. Better options bhi hain, especially for a remote investor like you. Market conditions are a bit sluggish in that specific sector.
But connectivity wise toh achha hai na, especially with Dwarka Expressway opening soon? Long term mein toh grow karega, people are banking on that. Don't dismiss it completely.
Totally agree. Price toh bahut high lag raha hai for what it offers. ROI will be tough.
