Orabella vs Cloud Ville: Which Noida project is better?
MMR Orabella or Amrapali Cloud Ville, which one offers better ROI in Noida? Kya kisi ko Cloud Ville ke prices ka idea hai? Orabella is ready-to-move, but Cloud Ville's location seems prime. What do you think?

Anyone know about the builder reputation for MMR? Is MMR The Orabella a good project overall? I'm trying to decide between a completed project or one with high growth potential, but the risk factor is scaring me.
Bhai, Amrapali ke naam se toh dur hi raho. Kitne cases chal rahe hain unke against. Even if Cloud Ville's location is good, the mental stress of not getting possession on time is not worth it. Orabella ka possession 2020 mein ho gaya hai, that's solid proof.
I visited Orabella last month. Flats are decent, not super luxurious but good for the price. The community is small, 150 units only. Main advantage is you can move in immediately. For Cloud Ville, I heard prices are close to 50L for a 2BHK now, but it's still under construction and delays are expected.
Cloud Ville ki location prime hai, no doubt, but Amrapali ka past record dekh kar, I'd be very cautious. Ready-to-move projects like Orabella, even if they're a bit older, offer peace of mind. Noida mein abhi market thoda unstable hai for under-construction projects.
ROI toh location pe bahut depend karta hai. Cloud Ville ki connectivity Ajayabpur railway station se aur proposed metro line se acchi hai. But MMR Orabella ka location bhi badhiya hai, near Greater Noida West. It's a tough call for first-time buyers like us.
Totally agree. Mere cousin ne bhi Noida extension mein ek project liya tha, 2 saal se delay hai. Rent aur EMI dono de raha hai. Orabella ka price range 38L se 83L tak hai, which seems reasonable for a completed project. But Cloud Ville ka kya scene hai ROI wise, uski growth potential zyada lagti hai, no?

Sahi kaha, Amrapali ke projects mein delay common hai. Mere ek friend ne Amrapali Leisure Valley mein book kiya tha, abhi tak possession nahi mila. Orabella ka RERA number UPRERAPRJ7156 hai aur December 2020 mein possession hua hai. Toh at least usme uncertainty nahi hai. Plus, it's 150 units only, so maybe better managed?
Cloud Ville ke prices toh bahut fluctuated hain. Last year suna tha 35-40L range mein tha for a 2BHK, but ab shayad upar chala gaya hoga. Amrapali ka track record toh sabko pata hai, delivery mein bahut issues hote hain. Orabella ready hai, that means no more EMI-rent tension.
