The Gurugram market is tricky right now. While prices are stable for completed projects, the resale value might not appreciate as quickly as you'd hope, especially in these segments. So, if you're looking for investment, maybe reconsider. For self-use, it's about comfort and budget. Just make sure you factor in stamp duty, registration, and that first year's maintenance into your budget too.
Be very careful with 'community vibe' and 'amenity usage' questions. Builders always paint a rosy picture. I bought a flat near Airport Road (Gurgaon side) and was promised a vibrant community, but most people are investors who just rent out. So it's mostly tenants, not owners, which changes the dynamic completely. And amenity usage? Half the time the gym equipment is broken or the club house is booked for private events. Don't just trust what the sales guy says, talk to actual residents if you can.

My friend booked in another Signature Global project a few years back, and while the RERA status was completed, getting the actual keys was a nightmare due to last-minute documentation. Plus, the promised amenities like the swimming pool took another 6 months after possession to be fully operational. So, RERA status is good, but don't take it as the final word. Always visit, talk to residents, and check everything yourself. They have 1534 units, so a big community, but that can also mean slower resolution of common issues.
Haan, I checked. RERA number is 11 OF 2017. Status is definitely completed as per RERA. But 'completed' doesn't always mean everything is perfect. What about the actual possession date, has everyone who booked already moved in?

Bhai, but for a project that's completed and ready to move, the price is fair, especially in that part of Gurgaon. You can't compare it to pre-launch rates. Plus, you save on rent while waiting for possession. My cousin bought in a nearby project in Badshahpur and faced huge delays, so ready-to-move ka apna faayda hai.
Totally agree with your point about hidden charges. Mera budget bhi tight hai, aur ₹65 L mein toh bahut kuch dekhna padta hai. Bahut darr lagta hai ki baad mein koi extra kharcha na nikal aaye.
