Since January I've been shortlisting flats in this city. Upgrading from my 2BHK in Sector 56, Orris Carnation Residency seemed like a solid 3BHK option. But honestly, the 'luxury amenities' from the brochure are a total letdown after moving in. The clubhouse is half-finished, the pool's always dirty. Is this common for residents here? Did anyone get what they were actually promised?

It's a tricky situation. On one hand, you got possession in 2014, which is a big plus compared to many delayed projects in the NCR. On the other hand, paying so much for incomplete amenities is absolutely frustrating and unfair. Given the current market rates in Gurugram, especially near Airport Road, ₹90 L is on the lower side for a 3BHK, even with issues. But if amenities are this bad, the resale value will definitely crash. This is a classic case of getting stuck with a property that looks good on paper. What's the maintenance charge like, considering the poor state of facilities?
Guys, I think we need to be realistic. Builders often overpromise, but if possession was 2014, why are amenities still pending? This isn't just a 'delay' anymore, it's a breach. Have you formed an RWA (Residents' Welfare Association) to take this up with the builder or even RERA? This is a serious legal issue now, especially if it affects property value.
Meri family ne bhi Orris ka ek project dekha tha jab 2014 mein possession milna tha. Price range ₹90 L – ₹1.7 Cr seems quite high for the quality and the issues you're describing, especially for a project that was completed almost a decade ago. Exactly, the builder promised so much. Even the green areas are not maintained properly. This is common with many projects in Gurugram, especially those completed a while ago. Builders just move on to new projects.

Totally agree with the original post! Orris ka track record hi aisa hai. My friend had issues with their project near Badshahpur too, same story with amenities. Brochure mein joh dikhate hain, woh zameen pe nahi milta.
But is it really that bad even after 2014 possession? I thought completed projects were safer from these issues. This is making me rethink my options for sure.
Haan yaar, brochure mein sab kuch top-notch dikhate hain. Real mein kuch aur hi hota hai. It's a common builder trick, unfortunately.
